We have a remote-office approach, allowing us to cover a broader area, with our base in Gloucestershire, serving the Stroud, Bristol, and Cotswolds regions, as well as maintaining a portfolio of work in north and east London. Our architectural technologist resources enable us to tackle larger or more complex projects, including measured building surveys in both areas. We also have the expertise to undertake various design approaches, from traditional architectural design and building procurement to interior design.

Our Director Profile

Our directors, Rosie Craggs and Ben Craggs, bring a wealth of experience and expertise to the practice. Rosie is a RIBA chartered architect with over a decade of experience working on projects as diverse as one-off domestic extensions, conservation areas, and BREEAM Excellent-rated schemes. Ben has extensive experience in urban scale housing projects, mainline rail stations, schools, and Elizabeth line stations.

Briefing & Concept Design

In our initial meeting, we will work with clients to understand their ambitions, concerns, and budget. We will then develop a briefing summary and fee proposal, followed by an appointment for design. We will work closely with clients to develop a scheme, covering concept, spatial arrangements, and essential materiality.

Planning & Other Consents

We can advise on Planning and Listed Building Consent requirements and provide guidance on the implications for your project. In complex cases, we may recommend a pre-application submission to the local authority to obtain initial comments. This approach can save time and ensure the best possible outcome for the planning application.

Detail Design & Documentation

Once consents and approvals are in place, we will commence the production of detailed construction drawings, suitable for submission to Building Regulations approval. We will also commence production of necessary production information, including room elevations, finishes schedules, and interior design. This will result in a comprehensive set of drawings, schedules, and specifications for the project.

Tendering/Construction

We can advise on a tender list of main building contractors and provide a tender assessment service, including negotiation to finalize costs and advise on types of contract. We will work closely with clients and contractors throughout the construction period, including site inspections and formal meetings.
