Our Story
Kevin Bond has been in the construction industry since 1976, starting his own building company in 1984, specialising in residential extensions and alteration works. In 2002, he attended university to study Architectural Technology, qualifying him to design building plans for building regulations and planning applications. With a strong network of contacts in the industry, including Mid Essex Building Control and Planning departments, approved building inspectors, and local construction companies and suppliers, Kevin has built a successful business based on his commitment and reliability to his clients.
Our Services
At K Bond Building Design, we offer a comprehensive range of architectural services, including:
- Free Initial Consultation: We offer a free initial consultation to discuss your requirements and provide advice on design, construction, and planning regulations.
- Design and Draughting Services: We create detailed designs and drawings for your project, taking into account your needs and budget.
- Planning and Building Regulation Applications: We will submit your plans and specifications to the relevant authorities, ensuring compliance with building regulations and planning laws.
- Construction Detail Plans: We provide detailed plans and specifications for your builder, including materials, methods, and timelines.
Costs
Our costs are transparent and competitive, with no VAT liability. Charges include all the services mentioned above, with a guide to approximate expected fees as follows:
- Design and draughting fees: 900 for planning design drawings for extensions and loft conversions, 800 for building regulation drawings and specifications.
- A 50% deposit is required, with the balance due once planning and/or building regulation applications are complete.
Other Costs
- Pre-planning advice: approximately 60.00
- Planning application fee: 226.00
- 'Lawfulness Certificate': 128.00
- Building regulations fees: vary depending on the size and type of extension
- Structural Engineers fees: approximately 150 for one steel beam calculation to 1000 for extensions
- SAP report fees: 200 to 350, depending on the size of the property
